Felt Roof Refurbishment at Elswick Pool

Project Overview

DVC Roofing partnered with Equans to refurbish a flat roof for Newcastle City Council. The project involved felt roof refurbishment at Elswick Pool, a 1800m2 leisure facility in Newcastle. The roof needed a durable and thermally efficient flat roofing upgrade, which was completed in a robust reinforced bitumen membrane. This laid the groundwork for a following solar panel installation.

The Challenge: Felt Roof Refurbishment

This flat roof was a typical example of an aging and fatigued waterproofing system. The surface exhibited multiple signs of deterioration common in felt roof systems approaching the end of their life cycle, including UV degradation, splits and blisters. The roof had several areas of ponding water, and different levels of moisture were identified within the system in several areas. Water ingress had contaminated and degraded the existing insulation. This impaired the system’s thermal performance and resistance to wind uplift because the adhesion between the waterproofing and insulation components was compromised. The thermal performance of the existing roof was poor and falls below the required standards under BS6229:2018. One of the risks associated with inadequate levels of insulation is the potential for condensation to form within the structure or waterproofing system. The Georgian wired rooflights were beyond repair and required removal.

The Solutions: Bauder Total Roof System

Our team planned a partial strip of wet areas and full refurbishment built up roofing system that reduced the cost while maximising performance. We selected the Bauder Total Roof System (BTRS), a three-layer self-adhering warm roof system known for its exceptional waterproofing and thermal capabilities.

Scope of Work:

  • Partially Strip defective insulation and redundant gutters
  • Overlay existing waterproofing with the Bauder system
  • Apply new built-up bituminous membrane system to all areas

System components included:

  • Bauder K5K Capping Sheet – high-performance, fire-resistant top layer
  • BauderTEC KSA DUO Underlayer – self-adhesive, elastomeric base sheet
  • BauderPIR FA Tapered Insulation – enhanced drainage falls and thermal output
  • BauderTEC KSD FBS Air and Vapour Control – a self-adhesive air and vapour control layer

This system not only addressed the projects refurbishment needs but also ensured long-term resilience with the reinforced bitumen membranes.

Outcome

The project was completed ahead of schedule, with minimal disruption to the leisure centres operations. The newly installed system comes with a 20-year guarantee, covering:

  • Bauder system components
  • Workmanship and design
  • Consequential damage and financial loss

The completed felt roof refurbishment meets the latest performance and longevity standards. Most importantly, the refurbished roof provides a robust platform for solar panel installation, helping Newcastle City Council and Elswick Pool progress toward their sustainability goals.
