The Challenge

Carrying out roofing works in such a high-traffic environment required careful planning and heightened safety measures. To minimise disruption and ensure public safety, our team strategically scheduled work during quieter hours, allowing for efficient project delivery without compromising pedestrian access or retail operations.

The roof inspection revealed that the existing overlay system was over 15 years old, while the original asphalt layer dated back more than 50 years. Prolonged exposure to UV radiation had further accelerated deterioration, compromising the roof’s integrity and performance. A full replacement was necessary to ensure long-term durability and weather resistance.

Poor waterproofing

The existing waterproofing system is slightly creased in several places, and the lap joints have opened up, allowing water to ingress the overlay system. The overlay system cap sheet has areas of sparse mineral coverage indicative of long-term UV exposure and wind shear. The quality of the waterproofing details on these items is poor and does not align with good roofing practices. This particular structure is not fit for purpose and should be replaced.

Roof falls and poor drainage

The existing waterproofing showed multiple signs of failure, including visible creasing and open lap joints that allowed water to penetrate the overlay system. The cap sheet exhibited sparse mineral coverage, a clear indication of long-term UV degradation and wind exposure. Additionally, the detailing throughout the waterproofing was substandard and did not meet accepted roofing best practices. As a result, the system was deemed unfit for purpose and required complete replacement.

The Solutions: Bauder Total Roof System

The repair process began with the complete removal of the existing, compromised waterproofing system down to the original timber-boarded deck, ensuring a clean foundation for the new installation and long-term durability.

  3. ​​Insulation: BauderPIR FA G16 Tapered Insulation. It is Foil-faced and shaped to create effective drainage falls.
  4. Underlayer: BauderTEC KSA DUO, a self-adhesive elastomeric bituminous membrane; glass lattice reinforcement; ‘DUO’ lap technology.
  5. Capping sheet: Bauder K5K, a torch-bonded, elastomeric, bitumen capping sheet
