Roof Repairs for John Rylands University Library

DVC Commercial Roofing Contractors recently completed the roof repairs in Manchester on the prestigious John Rylands University Library, located at the University of Manchester.

This project entails overlaying 750m² of existing asphalt roof and stripping and re-roofing 1650m². The primary reason for the roof repair work to the library in Manchester is to address the roof covering that has exceeded its life expectancy and is experiencing leaks in certain areas.

Recognising that the library remains in active use and is an integral part of the University of Manchester, the team has prioritised working with minimal disruption.

The project’s scope

The project includes installing over 3700 SQM of flat roof and tapered Bauder Total Roof System PLUS across 14 flat roof areas. This system boasts a service life exceeding 35 years, providing long-lasting protection for the library. The John Rylands University Library is a hub for world-leading research, housing unique special collections spanning centuries of knowledge.

With its neo-Gothic architecture, the library symbolises Manchester’s rich heritage and is a dynamic centre for research in the humanities and sciences. The library’s extensive academic collection, including the largest collection of electronic resources in the UK, supports a wide range of subject areas taught at the university. Notably, it houses the Guardian Archives, adding to its esteemed status.

Commercial Roof Repairs in Manchester

The roof repairs project in Manchester involves a comprehensive approach to overlaying 750m² of existing asphalt roof. The process began with the meticulous removal of any existing felt and liquid repairs, followed by the careful repair of any asphalt blisters.

To ensure optimal insulation and protection, we supplied a tapered insulation scheme, which included all necessary Bauder System Vapour Control layers, underlays, and Cap Sheets, all adhering to strict specifications. The involvement of Bauder technical was crucial, as they conducted weekly visits to ensure the correct fitting and full adherence to the flat roof repairs specification.

The complete stripping and re-roofing of 1650m² was executed with the same level of precision and care. However, the risk associated with this phase was significantly higher. As with any flat roof stripping, the unpredictability of weather changes in Manchester and the potential for rain posed a considerable challenge.

To mitigate this risk, we ensured that only the amount of roof that could be sealed within 30 minutes was stripped at any given time. This careful planning and execution were essential to prevent any water damage during the re-roofing process.

In addition to the re-roofing, all new rainwater outlets were renewed to accommodate the increased volume and flow of water. With the installation of tapered insulation, rainwater is directed to the outlets much more efficiently, resulting in quicker drainage and a greater volume of water being managed. This upgrade is crucial for maintaining the integrity of the roof repairs and preventing any potential water-related issues.

FAQ: John Rylands University Library

How large was the roof repairs project at John Rylands University Library?

The project involved overlaying 750m² of the existing asphalt roof and stripping and re-roofing an additional 1650m² across 14 flat roof areas at the John Rylands University Library in Manchester.

Why were roof repairs needed at the University library?

The existing roof covering had exceeded its expected lifespan and was experiencing leaks in several areas. The repair works were required to prevent further water ingress and protect the building’s structure and internal collections.

What roofing system was installed?

A Bauder Total Roof System PLUS was installed across more than 3700m² of flat roofing areas. The system provides a service life of over 35 years and includes tapered insulation for improved drainage performance.

Were the library roof repairs completed while the building remained open?

Yes. The library remained fully operational throughout the project. Works were carefully planned and phased to minimise disruption to students, staff, and visitors.

How were weather risks managed during the roof replacement works?

Due to unpredictable weather conditions in Manchester, only sections of roof that could be fully sealed within 30 minutes were stripped at one time. This reduced the risk of water ingress during the re-roofing process.

What improvements were made to the roof drainage system?

New rainwater outlets were installed to improve drainage capacity and accommodate increased water flow. The tapered insulation system helps direct rainwater more efficiently towards drainage points.

What are the benefits of tapered insulation on flat roofs?

Tapered insulation improves water runoff, reduces standing water, enhances thermal performance, and helps extend the lifespan of commercial flat roofing systems.

Do you provide commercial roof repairs in Manchester?

Yes. DVC Commercial Roofing Contractors provide commercial roof repairs, flat roof replacement, roof maintenance, and waterproofing solutions for commercial buildings across Manchester and the surrounding areas.

How do I know if my commercial roof needs repair or replacement?

Common signs include persistent leaks, ponding water, damaged membranes, rising energy costs, and ageing roofing materials. A professional roof inspection can determine whether targeted repairs or full replacement is the most cost-effective solution.
