This project entails overlaying 750m² of existing asphalt roof and stripping and re-roofing 1650m². The primary reason for the roof repair work to the Library in Manchester is to address the roof covering that has exceeded its life expectancy and is experiencing leaks in certain areas. Recognising that the library remains in active use and is an integral part of the University of Manchester, the team has prioritised working with minimal disruption.
The project’s scope includes installing over 3700 SQM of flat roof and tapered Bauder Total Roof System PLUS across 14 flat roof areas. This system boasts a service life exceeding 35 years, providing long-lasting protection for the library. The process began with the meticulous removal of any existing felt and liquid repairs, followed by the careful repair of any asphalt blisters. To ensure optimal insulation and protection, we supplied a tapered insulation scheme, which included all necessary Bauder System Vapour Control layers, underlays, and Cap Sheets, all adhering to strict specifications. The involvement of Bauder technical was crucial, as they conducted weekly visits to ensure the correct fitting and full adherence to the flat roof repairs specification.
The complete stripping and re-roofing of 1650m² was executed with the same level of precision and care. However, the risk associated with this phase was significantly higher. As with any flat roof stripping, the unpredictability of weather changes in Manchester and the potential for rain posed a considerable challenge. To mitigate this risk, we ensured that only the amount of roof that could be sealed within 30 minutes was stripped at any given time. In addition to the re-roofing, all new rainwater outlets were renewed to accommodate the increased volume and flow of water. With the installation of tapered insulation, rainwater is directed to the outlets much more efficiently, resulting in quicker drainage and a greater volume of water being managed. This upgrade is crucial for maintaining the integrity of the roof repairs and preventing any potential water-related issues.
